Construction and technical supervision

During the actual implementation of the construction, a number of tasks and procedures are managed and controlled, which ultimately determine not only the price and time of implementation, but especially the actual characteristics of the construction. Anyone who has renovated at least their own bathroom or built a garden house on their own knows what this means. With the scale of the projects we do, this is multiplied many times over. Without thorough preparation, inspection, expertise and experience it is impossible. Neglecting the necessary processes can have fatal consequences. We distribute these performances to multiple people who support each other and control every step. We hand over the work with the best knowledge and conscience that it is done according to the project and within the agreed time. Clients only pay for what they have received and for the quality they asked for.

construction and technical supervision

  • Control of the construction implementation and its compliance with the project documentation, compliance with the conditions of the building permit and related decisions.

  • Supervision over the compliance with the spatial location of individual objects of the building.

  • Cooperation with the designer and the contractor in carrying out the author's supervision and implementing measures to eliminate possible shortcomings of the project.

  • Control of compliance with environmental protection and other public interests during the implementation of the construction.

  • Inspection of the contractor to ensure that he carries out the prescribed tests of materials, structures and works, checking their results and requesting documents that prove the quality of the works and supplies carried out.

  • Inspection of those parts of the supplies and works that will be obscured or become inaccessible in the subsequent procedure.

  • Ensuring the handover and acceptance of the works carried out. Checking the scope, quality of works and materials.

  • Providing information to the builder on all relevant circumstances relating to the construction.

  • Advice to streamline the cost of construction implementation and future operation of the completed building.

  • Submission of justified proposals for changes to the construction and construction organisation to the builder for approval.

  • Submission of documents and opinions on the draft amendments to the contract for the work, which relate to the approved changes and additions to the project for the implementation of the construction.

  • Monitoring and confirming the quantity of work performed subject to payment, monitoring pricing accuracy and completeness, compliance with contract terms and conditions, and submitting to the builder.

  • Ongoing monitoring of the contractor's maintenance of the construction log.

  • Organizing and conducting regular construction work and inspection meetings.

  • Control of the progress of the works according to the construction schedule and the construction contract and warning the contractor of non-compliance with deadlines, including the preparation of documents for the application of penalties and sanctions.

  • Ensuring the quality and technical tests of individual equipment, preparation of documents for the handover and acceptance of the construction or its part and the handover and acceptance procedure.

  • Control of the removal of defects and imperfections detected during acceptance within the agreed deadlines.
